Monthly management service fees
The Management Service Fee (MSF) is a percentage of your gross monthly receipts. The rate depends on which ROOMS® service the landlord is on and on your annual turnover band.

A minimum MSF of £200 + VAT per month applies. On top of the MSF you pay 1% of monthly turnover into the national marketing fund. There are no other ROOMS® charges.

How to fund your franchise
ROOMS® provides a range of accessible and flexible funding options, from government-backed loans to internal investment programmes.
High-street franchise lending
Through our banking partners HSBC, Lloyds and NatWest: competitive franchise-specific rates, typically 50–70% of total investment funded, with fast approvals thanks to the proven ROOMS® model.
Government Start Up Loans
Borrow up to £25,000 per applicant at a fixed interest rate over terms of up to five years, with no security required, providing enough funding to cover the franchise purchase fee in full.

Franchise package questions
- How much does a property franchise cost in the UK?
- UK property and lettings franchises typically range from around £15,000 to over £100,000 for the initial fee. A ROOMS® franchise costs £20,000 + VAT per exclusive territory, placing it at the affordable end of the market while still including training, coaching, manuals, software, launch marketing and ongoing support.
- What is the total investment for a ROOMS® franchise?
- Budget for the £20,000 + VAT purchase price per territory, plus your own working capital of roughly £5,000 to £10,000 to cover your first months of trading. Ongoing costs are the monthly management service fee (1.75%–10% of turnover + VAT depending on service and turnover band, minimum £200 + VAT per month) and 1% of monthly turnover into the national marketing fund.
- How is the monthly management service fee calculated?
- It is a percentage of your gross monthly receipts. On the Freedom service it is 3.25% + VAT up to £360,000 turnover, 2.5% + VAT between £360,000 and £1.08m, and 1.75% + VAT above £1.08m. On the Concierge and Foundation services the rates are 10%, 8.5% and 7% + VAT across the same bands. A minimum fee of £200 + VAT per month applies.
- Can I get finance for a property franchise?
- Yes. Our banking partners HSBC, Lloyds and NatWest typically fund 50–70% of the total investment at franchise-specific rates. A Government Start Up Loan of up to £25,000 per applicant can fund the franchise purchase fee in full, with fixed interest, terms up to 5 years and no security required. ROOMS® helps you build the business plan lenders ask for.
- Are there any hidden costs?
- No. The only fees payable to ROOMS® are the £20,000 + VAT franchise purchase fee, the monthly Management Service Fee, and the 1% National Marketing Fund contribution. All other costs are your own trading expenses, including premises (if you choose to take them), staff, and any local advertising beyond the initial launch package.
