Two experienced property and business professionals have joined forces to launch Rooms & Co Ltd, a new company focused on delivering high-quality shared housing solutions for landlords and tenants.
Founded by Iain English and Gary Winter, the business has been established in response to growing demand for professionally managed shared accommodation and the increasing need for landlords to maximise the performance of their property investments.
The founders believe the shared housing market is undergoing significant change, driven by rising housing costs, increasing tenant expectations and a growing demand for flexible living arrangements.
Whilst demand for shared accommodation continues to grow, much of the sector remains fragmented, with standards and service levels varying considerably between providers.
Rooms & Co Ltd has been created to address this challenge.
The business will focus on providing professionally managed shared homes that offer tenants a higher standard of accommodation whilst helping landlords achieve stronger occupancy levels, improved asset performance and a more hands-off management experience.
Speaking about the launch, co-founder Iain English said:
“We've seen first-hand how demand for quality shared accommodation has increased in recent years. Tenants are looking for more than simply a room to rent. They want a comfortable home, professional management and a living environment that reflects the rent they are paying.

Co-founder Gary Winter believes the sector represents one of the most significant business opportunities within the property industry.
“Having spent many years working with businesses across both the property and franchise sectors, it is clear that the shared housing market is evolving rapidly.
“What excites us is not only the opportunity to deliver a better service, but also the potential to create a scalable business model built around systems, quality and consistency.

The founders have already begun developing operational systems, service standards and marketing processes designed to create a consistent experience for landlords and tenants alike.
Whilst the immediate focus will be on establishing a successful management business, the long-term vision is to create a model capable of being replicated in multiple locations throughout the UK.
“From the outset, we're building the business with scalability in mind,” added Winter.
“Too many businesses rely entirely on the founder. Our objective is to create a framework, supported by strong systems and procedures, that can consistently deliver excellent outcomes and continue to grow over time.”
The launch comes at a time when many property investors are seeking alternative strategies to maximise returns, whilst an increasing number of working professionals are turning to shared accommodation as a practical and affordable housing solution.
The founders believe these trends will continue for many years to come.
